The master bedroom has room for King bed and has a luxurious ensuite and two closets (one is a walk-in). The second bedroom fits a queen size bed and is next to a 4 pc bath. The upstairs unit also has its own laundry room and storage room. In the brand new basement there is a TV room with modern Dimplex fireplace and TV alcove, an office/hobby room/snack room with mini fridge and plenty of cupboards , a wine cellar/cold room, storage and a full-size beverage fridge. This area is completely separate from the basement suite and houses all of the property's mechanicals.
The vacation rental/owner’s suite has its own covered patio and entrance, a large King bedroom with two closets (one is a walk-in), a fully equipped kitchen with gas stove, hoodfan, fridge, dishwasher, washer/dryer, and living room and dining area (with a great lake view). As a vacation rental unit it has been rented for $150/night. As a long term rental it brings in $1150/month including utilities.
Our location is perfectly located in the heart of Canada's Wine Capital. Steps to the local lake with its sandy beach, walking distance to downtown, a five minute walk to the hike and bike path, and surrounded by dozens of wineries and fantastic eateries. We are 40 minutes to two great ski hills, five minutes to two great golf courses, 20 minutes to Lake Osoyoos, and 30 minutes to Penticton. There are several high profile festivals and events each year that adds to the steady and growing number of wine tourists.
Our weather here is amazing: hot in the summer, very warm in the spring and fall, and very mild in the winter. People from colder parts of Canada come here for the winter which increases off season income potential. Early spring allows gardeners to get a good start on things before the busy B&B season starts, and golf season comes early and last late.
Our main floor is currently listed on Booking.com under the name Lakeview Luxury and rents for between $248 - $308/night. Although we have had many cancellations due to Covid19, we still have close to $10,000 booked and we anticipate many new bookings once restrictions are relaxed.
The yard has been completely redone in 2019. It features amazing mountain and lake views, minimal grass, an herb garden, raised organic veggie gardens, auto irrigation, a large deck with solar lighting and splash pool (with a special gravity system for garden watering to eliminate the need for filters and chemicals and to reduce water use), fruit trees (4 plum varieties, 3 peach trees (two varieties), apple, pear and apple-pear and grapes. There are strawberries, raspberries, Nanking cherry, blueberries, currants, and Saskatoon berries. The entire yard is terraced into distinct levels connected by attractive low maintenance paths:
